What is a Legal Land Description? A Practical Guide to Alberta's LLD System

This is a Legal Land Description (LLD), and it's the foundation of how Alberta identifies land parcels. Most wells, facilities, pipelines, and environmental reports in Alberta reference a Legal Land Description.

Understanding LLDs is essential for anyone working in environmental consulting, oil and gas, real estate, or land management in Western Canada.

The Dominion Land Survey and the Alberta Township System

Alberta's Legal Land Description system is based on the Dominion Land Survey (DLS), the historical land survey system used across Western Canada. The DLS divided the prairies into a grid of progressively smaller units starting in the 1870s. In Alberta, the digital GIS representation of this survey is commonly called the Alberta Township System (ATS), which is the authoritative geospatial dataset used by government and industry today.

The hierarchy, from largest to smallest:

Meridians

The DLS uses a series of principal meridians as north-south reference lines. Three of these fall within Alberta:

Ranges

Ranges are columns numbered westward from each meridian, typically from 1 to about 30. Range 1 W5M is just west of the 5th Meridian; Range 30 W5M is far to the west.

Townships

Townships are rows numbered 1 to 126, counted northward from the 49th parallel (the US border). Township 1 is at the Montana border; the highest numbered townships are in northern Alberta, though some northern areas contain unsurveyed or irregular townships.

A Township-Range pair defines a roughly 6-mile by 6-mile (9.7 km x 9.7 km) block of land, covering about 36 square miles.

Correction Lines

Because the earth is curved and meridians converge as you move north, the survey grid has to periodically "reset" to keep sections roughly square. These resets occur every four townships (approximately every 24 miles) along lines known as Correction Lines. This is why some rural roads in Alberta have sharp jogs in them -- the road follows the section line, but the grid shifts at the correction line. Correction lines are one of the reasons the ATS grid isn't perfectly regular.

Sections

Each township is divided into 36 sections, numbered in a specific serpentine pattern:

Each section is approximately 1 mile x 1 mile (1.6 km x 1.6 km), or 640 acres in a full section. Sections along rivers, lakes, or correction lines may be smaller (fractional sections).

Legal Subdivisions (LSDs)

Each section is further divided into 16 Legal Subdivisions (LSDs), numbered in the same serpentine pattern:

Each LSD is roughly 40 acres (16 hectares) in a full section. This is the finest resolution in the standard LLD system.

Road Allowances

Between sections, the original survey reserved strips of land as Road Allowances (typically 1 to 1.5 chains wide). These don't have their own LSDs but are relevant for environmental work -- pipeline crossings and roadside spills may need to specify whether contamination is within an LSD or within the adjacent road allowance.

LLD vs. LSD -- A Note on Terminology

In practice, many people in the industry use "LSD" when they really mean "LLD." You'll hear someone say "what's the LSD for that site?" when they're asking for the full Legal Land Description -- not just the Legal Subdivision number. Strictly speaking, the LSD is only the first component of the LLD (a number from 1 to 16 identifying a 40-acre parcel within a section). The LLD is the complete location identifier: LSD-Section-Township-Range Meridian. But because the LSD is the most granular and distinctive part of the description, the term has become shorthand for the whole thing in everyday use. If someone asks for "the LSD," they almost certainly want the full LLD.

Reading an LLD

An LLD is written in the format: LSD-Section-Township-Range Meridian

Tier 1: Well Location Database

For LLDs that correspond to a drilled well site, we first check against the Alberta wells database -- over 500,000 well locations with precise surveyed coordinates. This is the most accurate source because the coordinates come from actual ground surveys at the well site, not grid calculations.

Tier 2: Official ATS Grid

If no well exists at that LSD, we fall back to the official Alberta Township System Version 4.1 survey data. This is the authoritative geospatial dataset published by the Government of Alberta that defines the exact polygon boundaries of every township, section, and legal subdivision in the province. We calculate the geometric centroid of the LSD polygon to get the coordinate.

The ATS grid isn't a perfect mathematical grid -- the original Dominion Land Survey was conducted over decades using ground-based surveying methods, so townships don't line up on perfectly regular spacing. The official ATS V4.1 dataset captures these real-world irregularities, including correction lines, fractional sections along rivers and lakes, and survey adjustments at each baseline.

Tier 3: Algorithmic Fallback

In rare cases where neither the wells database nor the ATS grid contains the LSD (some parcels in remote northern Alberta, or road allowances), we fall back to an algorithmic calculation. This model accounts for meridian positions, survey baselines that occur every four townships (approximately every 24 miles), and the convergence of meridians toward the north pole. It's accurate to within a few hundred metres -- good enough for regional context, though not survey-grade.

The result is that when you search an LLD on Phaseview, you get a coordinate that's as accurate as the best available source for that location.

Beyond the Grid: Coordinate Conversion

While LLDs are the standard for regulatory purposes, many modern workflows also require UTM or latitude/longitude coordinates. Each LSD polygon has a definable geometric centroid that can be used for coordinate conversion, making it straightforward to work across systems.
